Reading a Readiness Record

Every Fathom Water v1 record renders the same five blocks. A reviewer should be able to find each one in under a minute.

Asset identity
Property name, address, asset type. Confirm this matches the collateral or insured asset on your file.
WaterScore + band
0–100 composite with a readiness band (Preferred, Standard, Conditional, Restricted). Bands, not the raw score, are the citable threshold.
Tier breakdown
Eight weighted tiers T0–T7 (Governance & Response, Active Controls, Plumbing Systems, Envelope & Water Intrusion, Site & Drainage, Appliances & Fixtures, History & Claims, Documentation Pack), each with item-level Verified / In Review / Open / Not Applicable status. Open gaps and exceptions are itemized; this is where you ask follow-up questions.
Evidence index
Filenames only on public records (no signed URLs are exposed). Counts confirm the record is evidence-backed, not just self-attested.
Verification footer
Record ID (peril-prefixed, e.g. fw-YYYY-NNNNNN for Water v1) and a short SHA-256 fingerprint, printed alongside the verify URL (https://fathomreadiness.com/verify/{record_id}). The Record ID is the identifier you cite; the fingerprint is the match check. No second code.

Verifying a record

Any recipient can confirm a record is real without an account. One identifier (the Record ID) and one match check (the fingerprint).

  • https://fathomreadiness.com/verify/{record_id}
    The canonical, permanent verify URL. Always renders from the issuance snapshot.
  • Fingerprint match.
    The short fingerprint printed on the PDF must match the fingerprint shown on the verify page. If they differ, the PDF is not authoritative.
  • Status reads.
    Active: current. Expired: past validity window, request a new record. Withdrawn: retracted by the issuer, do not rely on it.

Short clauses an institution can drop into its own documents. Each is intentionally generic and unbranded; replace bracketed cross-references with your section numbers.

Underwriting condition
Borrower shall maintain a current Fathom Water v1 Readiness Record (issued by Fathom Readiness, with a readiness band of Standard or better) for the Property for the duration of the Loan, re-verified at each anniversary. Lender may verify the record at https://fathomreadiness.com/verify/{record_id} and confirm the printed fingerprint matches the fingerprint shown on the verify page. A Withdrawn or Expired record shall constitute a reporting event under Section [·].
Insurance binder reference
Risk acceptance is conditioned on a Fathom Water v1 Readiness Record issued by Fathom Readiness no earlier than twelve (12) months prior to binding, with a status of Active and a readiness band of Standard or better. The Insured shall provide the Record ID and the canonical verify URL (https://fathomreadiness.com/verify/{record_id}) at binding and at each renewal; verification is by Record ID and fingerprint match.
Portfolio reporting
Servicer shall report to Lender within ten (10) business days any Fathom Water v1 Readiness Record covering a Loan-collateral Property that transitions to Withdrawn or Expired status, and shall provide the Record ID, transition date, and (if Withdrawn) the issuer's stated reason. The Record ID is the sole identifier; Lender may confirm status at https://fathomreadiness.com/verify/{record_id}.
